Signs of Disrepair
While you may not often examine your roof, it might be a good idea to do so. Signs of disrepair can oftentimes be seen on the exterior of your roof. Some signs of damage include any shingles that appear different from the others. This would include shingles that look damp or wet, or shingles that are discolored, cracked or rolling or curling. If any of your roof appears to be sagging, that is also a sign of disrepair. Another indication of roof damage is a dramatic increase to your energy bill.  If you notice a sudden increase in those bills, if could be an indication that there is something wrong with your roof.
 
Missing or Damaged Shingles
This is one of the most common, and noticeable, signs of a roof needing some repairs. It is crucial to replace missing or damaged shingles as quickly as possible. Buying and replacing shingles is a very low cost fix, but if you let it go too long it can lead to large-scale problems. Missing and damaged shingles are often caused by weather related problems, water drainage problems and even animal activity on your roof! Replacing shingles is one of the few roofing jobs that people feel comfortable fixing on their own.
 
Holes
Holes, dents and punctures are another common problem in roofing repairs. A hailstorm can cause significant damage to a roof that is naked to the untrained eye. Problems like falling branches are more obvious to cause this type of damage. Since these damages are not always clearly seen, it is best to hire a professional roofer to come and find the problem. These fixes also require more knowledge, skills and materials than other fixes, so hiring a professional is suggested.
 
Vent Damage
Depending on the size of an attic, most roofs have numerous roof vents to provide air intake to attics. These are susceptible to damage. A hard rainstorm with strong winds can cause them to leak, and sometimes their sealant is damaged or not adhering properly, causing further problems. While the average cost of roof vent repairs is between $300-$700, it is still much cheaper than a complete roof replacement, which will easily run you into several thousands of dollars.
